FOUR REASONS TO MAKE A PLAN
Why act now
Recurring water, limited funding, insurance gaps, and existing code obligations belong in one project plan.
Water in the yard is a reason to investigate.
King tides can flood low-lying yards. A low or failing seawall can contribute to tidal flooding, and saltwater can damage grass. Storms add flood exposure. Raising a wall alone cannot prevent all flooding or storm surge.
Eligible seawall projects may receive limited City reimbursement funding after completion. Apply by November 30, 2026, or sooner if capacity is reached. Funding is not guaranteed; plan the paperwork before the window closes.
Standard NFIP coverage generally excludes standalone seawalls. Home-policy underwriting is a separate, property-specific decision. Check your policies with a licensed agent; a raised wall does not guarantee coverage or lower premiums.
New and substantially improved seawalls must reach at least 5.7 ft NAVD88, with narrower existing-wall provisions and exceptions. Notices can require repairs on specific timelines. There is no universal retrofit deadline, and a lower wall is not automatically illegal.

KNOW YOUR WATERFRONT
More than the wall you can see.
A seawall works as a system. The cap, wall, retained soil, drainage, and anchoring each matter. A surface crack alone cannot tell you what is happening below.
